POSITION OVERVIEW

The Chief Engineer is responsible for planning, implementing, coordinating, and supervising all mechanical operations, maintenance, communications, energy management, and manpower development programs for assigned properties.

RESPONSIBILITIES

  1. Supervise Engineers and maintenance staff, including hiring, training, personnel development, etc.
  2. Manage operational accounts for building as required and assist in the development of operating and capital budgets.
  3. Assist in maintenance/engineering issues as required.
  4. Recommend/implement improvements for the preventive maintenance program on an ongoing basis.
  5. Develop/maintain effective building-specific maintenance and safety procedure manuals and enforce compliance.
  6. Coordinate maintenance efforts with outside contractors, tenant finish personnel, and engineers.
  7. Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical issues; must remain current with the latest HVAC technology trends.
  8. Maintain ongoing communication with tenants, owners, property management, and vendors.
  9. May assist in the solicitation and acquisition of new management contracts.
  10. Develop/maintain as-built drawings.
  11. Respond quickly to emergency situations (i.e., fire, evacuation, equipment failure, etc.) and customer concerns.
  12. Implement and administer inventory control programs/purchase parts and supplies.
  13. Develop specifications and assist in solicitation and administration of maintenance/repair service contracts.
  14. Ensure compliance with applicable codes, requisitions, government agencies, and Company directives as relates to building operations.

QUALIFICATIONS

  1. High School diploma or GED equivalent
  2. 5+ years of related work experience, depending on the size of the property.
  3. Operating Engineers license (SMA) or equivalent.
  4. Must be certified as a Universal Technician for CFCs or within 90 days of employment.
